What Is Living in Yulee, Florida Really Like?
What Is Life in Yulee, Florida Like?
Yulee does not have the brand recognition of Nocatee or the historic cachet of Fernandina Beach. It does not have a town center anchored by Publix and a dozen restaurants with outdoor seating. What it does have is something increasingly rare in Northeast Florida: space. Room to breathe. Lots that are larger than what you find further south. A quieter pace that the more developed parts of the First Coast have largely traded away in exchange for amenity infrastructure and property value appreciation. For buyers who are doing the math on what their retirement budget can actually buy -- YOulee deserves a serious look.
Yulee is a growing community on the mainland portion of Nassau County, Florida, located just west of Amelia Island and north of Jacksonville. It offers newer construction at more affordable price points than most of Northeast Florida's major communities, convenient access to Jacksonville and the Jacksonville International Airport, and a quieter lifestyle than the busier parts of St. Johns County.
The Geography
Yulee sits on US-17 and Interstate 95 in Nassau County. Drive east and you reach Amelia Island in about 15 minutes. Drive south and you're in northern Jacksonville in 20 to 25 minutes. Jacksonville International Airport is roughly 20 to 30 minutes away -- one of the most airport-convenient communities in the region.
What You Get for Your Money
New construction in Yulee frequently starts in the low to mid $300s -- a price point that has largely disappeared from the more developed parts of Northeast Florida. The trade-off is community infrastructure -- Yulee does not yet have the resort-style amenity centers of Nocatee or Shearwater.

The Amelia Island Advantage
One of the most significant lifestyle advantages of living in Yulee is its proximity to Amelia Island. The island is 15 minutes east, giving residents access to 13 miles of Atlantic Ocean beach, the historic downtown of Fernandina Beach, and all the amenities of Amelia Island without paying island prices.
Everyday Life
Everyday retail and services in Yulee have grown substantially with the population. Grocery, pharmacy, medical offices, and everyday dining are available locally. For specialized needs, Jacksonville's north side is close enough.
