Ponte Vedra: Resort Lifestyle and Master-Planned Living

Ponte Vedra Beach and the greater Ponte Vedra corridor — which includes Nocatee, Sawgrass, and the neighborhoods along the Intracoastal — is a different proposition. This is where you'll find world-class golf (TPC Sawgrass, home of The Players Championship, is here), resort-style amenity centers, A-rated St. Johns County schools for families with grandchildren in tow, and a concentration of newer construction homes built with modern floor plans and energy efficiency. If budget is a meaningful factor in your decision — and for most retirees on fixed incomes, it is — St. Augustine generally offers more home for the money. While both markets have appreciated significantly, the median home price in St. Augustine proper runs roughly $380,000–$450,000, with significant variation depending on whether you're in the historic district, near the beach, or in the surrounding areas. Ponte Vedra and Nocatee run higher — typically $500,000–$700,000+ for single-family homes, with the luxury segment extending well above $1 million. Clay County communities like Fleming Island offer a middle path with lower property tax rates and more affordable price points while still keeping you close to both corridors.

The Honest Take

In my experience, buyers who choose St. Augustine are often looking for authenticity — a place that feels real, lived-in, and culturally rich. Buyers who choose Ponte Vedra are often prioritizing community infrastructure, newer homes, and the social ecosystem that comes with a well-run 55+ neighborhood. Neither is wrong.
