If you've been researching where to retire in Northeast Florida, chances are the name Nocatee has come up more than once. And there's a very good reason for that. But I also work with plenty of retirees who choose one of Nocatee's non-age-restricted villages because they want to be near grandchildren or simply prefer a mixed-age neighborhood.

The Nocatee amenity system is one of the best I've seen in any community at any price point. At the main Splash Water Park and Spray Park, you'll find resort-style pools, water slides, a lazy river, and outdoor event spaces that feel more like a vacation destination than a neighborhood amenity. The Nocatee Fitness Campus includes a full gym, group fitness classes, and indoor courts. The trail system runs for dozens of miles through the community, connecting neighborhoods to parks, the Town Center, and even out toward the Intracoastal Waterway.

One of the things I love about Nocatee's location is how central it is to everything that matters in Northeast Florida. You're roughly 20 minutes from Jacksonville Beach and the Atlantic Ocean. St. Augustine — one of the most beautiful historic cities in America — is only about 25 minutes to the south. And for healthcare, you're close to Baptist Medical Center South, Mayo Clinic's Florida campus in Jacksonville, and several top-rated medical facilities in St. Johns County.

What Does It Cost to Live in Nocatee?

Home prices in Nocatee vary considerably depending on the village, the builder, and the size of the home. In Del Webb Nocatee, you'll typically find homes ranging from the mid-$400,000s for a smaller villa-style home up to $700,000 or more for a larger single-family home with premium finishes. Non-age-restricted villages in Nocatee can range from the $350,000s to well over $1 million for custom homes on larger lots.

In addition to your mortgage, you'll have a Community Development District (CDD) fee built into your annual tax bill — typically between $1,500 and $3,000 per year depending on your specific neighborhood — and an HOA fee that covers community maintenance and amenities. I always make sure my buyers understand their full monthly cost of ownership so there are no surprises after closing.
